How Thorough Should a Home Inspection Be?
Not All Home Inspection Companies are the Same
Having an independent home inspection prior to buying a home is a wise decision. A home inspection report can give the homebuyer a better understanding of any issues in the home that may need to be addressed before or after the sale is finalized. Sometimes, the issues are serious enough that you might want to withdraw your offer on the home completely.
What many homebuyers don’t realize is that not all home inspection companies provide the same level of service. One inspector’s list may not be the same as another’s. The amount of training and experience may also vary from one home inspection company and another. Our home inspectors all have Texas Real Estate Commission (TREC) training. They also have 120 hours of training from our structural engineers in assessment of home foundations. Our home inspectors follow Texas Standards of Practice for all their inspections and will report on all the following:

- Foundations (crawl the entire accessible crawlspace of homes)

Why Our Home Inspections Include Thermal Imaging
Seeing Through Walls with Infrared Technology
Thermal imaging is one of the services we include in our home inspections. All of our home inspectors are required to be Infrared Certified® with a minimum of 40 hours of thermal imaging training. Many The Woodlands, Texas home inspectors do not yet use this beneficial technology.
Infrared thermal imaging can detect so many issues that aren’t visible to the naked eye. It allows us to “see through walls” and find hidden problems that another home inspector could easily overlook.
With the use of thermal imaging technology, our home inspectors will check for energy loss through walls, ceilings, windows, and doors. Infrared imaging can also detect serious issues like overheating of electrical wires, termite infestation, rodents in the walls, and flue leaks. Thermal imaging cameras can also detect water issues like plumbing or roof leaks and damp crawlspaces.

Home Warranty Inspections
Warranty Inspections for Your New Home
If you had a custom home built in The Woodlands or purchased a newly constructed home, you may have builder warranties on certain aspects of the construction. There are three warranties that are usually issued by builders for their new homes. Having a home inspection prior to the expiration date of each home warranty can assist you in making a claim against that warranty if needed.
1-Year Builder’s Warranty Inspection
Before you reach your home’s one-year anniversary, you need to notify your home builder of any defects in workmanship or materials that need to be corrected. The best way to discover any defects is to request a home warranty inspection. If your home’s anniversary is coming up in a few months, now is the time to get your home inspection scheduled.
2-Year Builder’s Warranty Inspection
Your home’s electrical, plumbing, and HVAC systems generally have a two-year builder’s warranty period. If your home is approaching that two-year anniversary date, it is time to schedule an inspection of these critical systems. Take advantage of the warranty period and make sure everything is still operating as it should.
10-Year Builder’s Warranty Inspection
The builder’s warranty on the structural integrity of your home lasts ten years. If you have concerns about the foundation or other structural components of the home during those first ten years, contact a structural engineer. Only a structural engineer is qualified to perform this type of home warranty inspection. The structural engineers at Crosstown Engineering will perform a thorough inspection from the foundation to the roof. New Construction Home Inspection
Don’t make the mistake of assuming a newly constructed home in The Woodlands is free from defects; that isn’t always the case. City building inspectors have busy schedules, limiting the amount of time they have for each inspection. They can easily miss defects or poor construction practices evident in your new home. If you want to make sure your home sale isn’t slowed down by minor issues uncovered in a buyer’s home inspection, get the inspection done yourself prior to listing it for sale. Wood-Destroying Insect Inspections
For an unbiased termite inspection, contact our home inspectors. Why contact a The Woodlands home inspection company instead of a pest removal company? Two reasons. First, a home inspector will be looking for potential damage the insects have done and what may need to be done to repair it. The second reason is the assurance of an unbiased inspection. A pest removal company could tell you that you have a pest problem just to get a sale of extermination services. There is no incentive for that kind of deception from our home inspectors. Pool Inspections are not a common skill found in a Home Inspector but in our opinion, its important! Our inspectors have been taught how to inspect pools and spas in compliance with the state SOP. Our inspectors have completed 40 hours of pool inspection training and have been certified INTERNACHI and have the experience to help you identify issues with your pool.
Septic System Inspections
A septic inspection should be completed by someone with a certification so that the lenders will respect and recognize the analysis. Also, if your inspector doesn’t dig to open the lid, they are useless! Our inspectors have attained the highest and most comprehensive onsite sewage treatment system courses covering the terminology, treatment, tanks, construction methods, field application and has demonstrated excellence in the field. The National Association of Wastewater Technicians has certified your inspector.
