Why Is a Home Inspection Important?
Crosstown Engineer’s TREC Home Inspectors
A professional home inspection has become a common part of the home buying process, usually requested by the homebuyer. Finding out what issues need to be addressed in the Conroe home before buying gives bargaining power to the buyer and an option to withdraw a bid on a home in some cases.
Crosstown Engineering provides the most complete home inspection available. Our inspections use current technology to deliver a detailed report on every aspect of the home inspection. You will find that our home inspection reports cover several items not included on the reports of many other home inspectors.
You can expect the following to be inspected as part of our services.
- Visual foundation inspection
- Pier-and-beam foundation will be crawled, if possible
- Crawl-through inspection of attic
- Walk the roofs
- Examine roof gutters
- Review lot grade and drainage
- Every wall of the structure
- HVAC systems
- Electrical system and panel
- Water supply system
- Faucets, sinks, showers, & tubs
- Kitchen appliances
- Landscape sprinkler system
- Gas supply system
- Swim pool and related equipment (additional fee may apply)
- And several other items
Our Texas Real Estate Commission (TREC) home inspectors go above-and-beyond the Texas Standards of Practice in several ways. When it is feasible, we crawl the entire pier-and-beam foundation and walk the whole roof, if it is safe to do so. We use thermal imaging to scan the walls, HVAC system, plumbing and electrical components. This technology can help us discover issues not seen during a simple visual evaluation.
Thermal Imaging in Home Inspections
Why We Use Infrared Technology
Infrared thermal imaging isn’t used by all home inspectors in Conroe, Texas. Crosstown Engineering provides this added service in our home inspections because it is the level of professionalism we would use in our own homes. We don’t want to give our customers anything less. All of our home inspectors are Infrared Certified®.
A thermal imaging report offers many benefits beyond heat loss. This technology has been available for some time, but not everyone understands the many different issues that can be detected by thermal imaging. This technology goes far beyond just detecting heat loss.
Here are some of what may be detected through infrared imaging.
- Energy loss through exterior walls, attic, or around windows and doors
- Plumbing fixture and roof leaks
- Moisture issues around the foundation
- Water-penetration points
- Overheating in electrical system
- Possible termite infestation
- Possible carbon monoxide leaks
To learn more about the advantages of thermal imaging in home inspections, give us a call. We’d be happy to answer your questions.

Inspect Before Your Builder Warranty Expires
Three Builder Warranty Inspections
Home warranty inspections are different from the home inspections done for a real estate transaction. This type of home inspection is done to uncover any issues in the home that resulted from errors during the construction process.
1-Year Home Warranty Inspection
You should have this home inspection done before your home is one year old. The home builder should be notified of any defects in workmanship or materials that need to be corrected. Your 1-year home inspection should be completed 10 to 11 months after your home construction is completed.
2-Year Home Warranty Inspection
The internal systems of your home – electrical, plumbing, heating, cooling, and ventilation – are covered by a two-year warranty period. Have your 2-year home warranty inspection completed a few weeks before that two-year anniversary date.
10-Year Home Warranty Inspection
This is the builder warranty inspection that looks at structural issues in your home prior to your home’s 10-year anniversary. If you have signs of foundation movement or other structural issues, you don’t need to wait until year ten to request the inspection. Contact a structural engineer. An engineering firm is the only one qualified to perform this type of home inspection.
Request a Home Inspection on Your New Home Build
It isn’t just owners of older homes that can benefit from a home inspection in Conroe, Texas. Some home builders do not know or follow acceptable construction practices. Scheduling a home inspection before making final payment on a newly constructed home can protect a homebuyer from problems that might arise in the future. City building inspectors have busy schedules and don’t check all the areas that a professional home inspector would.
For the most thorough inspection on your new Conroe home, call us at Crosstown Engineering.
Two More Types of Home Inspections
There are a couple of situations other than the homebuying process where you may want to hire a home inspector.
The Pre-listing Home Inspection
It isn’t always the homebuyer who hires a home inspector. Sometimes a homeowner may choose to request a home inspection prior to listing their home for sale. By having a pre-listing home inspection, the homeowner can address any issues before a purchase agreement is signed. Having a recent home inspection report can be a great selling point that helps you close a sale faster.
Wood-Destroying Insect (WDI) Inspections are not done by many home inspection companies; Crosstown Engineering home inspections is an exception. We include WDI inspections in our home inspections, but we also offer WDI inspections separately. Rather than calling a pest control company to do your WDI inspection, consider calling Crosstown Engineering. We can provide an unbiased WDI report for your home that also covers that will guide you in the proper direction for addressing the termite issues we might find.
Pool Inspections are not a common skill found in a Home Inspector but in our opinion, its important! Our inspectors have been taught how to inspect pools and spas in compliance with the state SOP. Our inspectors have completed 40 hours of pool inspection training and have been certified INTERNACHI and have the experience to help you identify issues with your pool.
Septic System Inspections
A septic inspection should be completed by someone with a certification so that the lenders will respect and recognize the analysis. Also, if your inspector doesn’t dig to open the lid, they are useless! Our inspectors have attained the highest and most comprehensive onsite sewage treatment system courses covering the terminology, treatment, tanks, construction methods, field application and has demonstrated excellence in the field. The National Association of Wastewater Technicians has certified your inspector.
