Inspect Before Your Builder Warranty Expires

Three Builder Warranty Inspections

Home warranty inspections are different from the home inspections done for a real estate transaction. This type of home inspection is done to uncover any issues in the home that resulted from errors during the construction process. 

 1-Year Home Warranty Inspection

You should have this home inspection done before your home is one year old. The home builder should be notified of any defects in workmanship or materials that need to be corrected. Your 1-year home inspection should be completed 10 to 11 months after your home construction is completed.

2-Year Home Warranty Inspection

The internal systems of your home – electrical, plumbing, heating, cooling, and ventilation – are covered by a two-year warranty period. Have your 2-year home warranty inspection completed a few weeks before that two-year anniversary date.

10-Year Home Warranty Inspection

This is the builder warranty inspection that looks at structural issues in your home prior to your home’s 10-year anniversary. If you have signs of foundation movement or other structural issues, you don’t need to wait until year ten to request the inspection. Contact a structural engineer. An engineering firm is the only one qualified to perform this type of home inspection.

WDI Inspections 

Wood-Destroying Insect (WDI) Inspections are not done by many home inspection companies; Crosstown Engineering home inspections is an exception. We include WDI inspections in our home inspections, but we also offer WDI inspections separately. Rather than calling a pest control company to do your WDI inspection, consider calling Crosstown Engineering. We can provide an unbiased WDI report for your home that also covers that will guide you in the proper direction for addressing the termite issues we might find. 

Pool Inspections

Pool Inspections are not a common skill found in a Home Inspector but in our opinion, its important!  Our inspectors have been taught how to inspect pools and spas in compliance with the state SOP.  Our inspectors have completed 40 hours of pool inspection training and have been certified INTERNACHI and have the experience to help you identify issues with your pool.

Septic System Inspections

A septic inspection should be completed by someone with a certification so that the lenders will respect and recognize the analysis.  Also, if your inspector doesn’t dig to open the lid, they are useless!  Our inspectors have attained the highest and most comprehensive onsite sewage treatment system courses covering the terminology, treatment, tanks, construction methods, field application and has demonstrated excellence in the field.  The National Association of Wastewater Technicians has certified your inspector.
